Hopper Developments
Sustainability Strategy

For 70 years, Hopper Developments has been dedicated to creating sustainable, liveable communities that enhance the natural environment and deliver lasting value. As a proud multi-generational family business, we design our projects to endure for generations, with a strong focus on environmental enhancement and stewardship.

Since our business inception in the 1950s, sustainability has been central to the Hopper business ethos. From our earliest principles' lot size and open space ratio, to the intricate considerations of today, we remain committed to creating communities that prioritise the wellbeing of our people, preserve our surroundings, and protect and enhance our pastimes.

Key Principles

Holistic Planning and Innovation

  • Rather than creating one-off projects, we build comprehensive lifestyle destinations using meticulous and often decades-long planning processes to capture design betterment and ensure enduring outcomes.
  • Our commitment is deeply personal. The third generation of the Hopper family not only oversees but also resides in the communities we develop, driving our dedication to create thriving family-oriented environments.
  • We are focused on providing high amenity value and integrating green spaces and natural assets such as waterways, lakes and wetlands to benefit the surrounding environment and community well-being.
  • Our communities are legacy projects focused on viability. We collaborate with some of NZ’s best engineers, environmental experts, hydrologists, ecologists, geotechnical engineers, architects, and regulatory experts to ensure our products are built to consider the long-term climate impacts.

Key Principles

Environmental Enhancement

  • We use sustainable design, build, and construction methodologies to reduce the environmental impact of our developments. This includes building infrastructure that can withstand extreme weather events and climate change impacts. We plan communities that are socially cohesive and inclusive for residents of all ages.
  • We undertake extensive landscaping, using plantings not only to support local biodiversity but to increase the total greenspace. We incorporate technical aspects into subdivision plans, such as setting waterfront sections eight metres back from the canal to encourage our residents to undertake landscaping on their canal front properties.
  • We design and implement innovative stormwater management systems and make thoughtful considerations to infrastructure, such as mountable curbs and detention structures which reduce runoff and promote groundwater recharge.
  • We adhere to and, where possible, exceed environmental and building standards, ensuring ongoing compliance, which mitigates problems for future generations.

Key Principles

Sustainable Design & Construction

  • Our products are designed for durability and high performance, where applicable we innovate to reduce operational costs and environmental impacts.
  • We use green building materials and passive design where appropriate, focusing on long-term building resilience.
  • Hopper Developments are focused on the bigger picture always, reflected by weaving as many desirable design elements into the fabric of the development layout as reasonably possible. This can deliver better pedestrianisation and bicycle connectivity, vehicle slowing, aesthetic enhancements, and passive and active recreational opportunities which make our communities safer and more lifestyle oriented.

Key Principles

Community Engagement and Stewardship

  • Hoppers are leaders in social sustainability, investing in people and the function of our communities. We provide high amenity value across our residential, lifestyle, waterfront and retirement developments that encourage community engagement. This is crucial for social sustainability as it promotes mental health, reduces isolation, and sets a higher standard of living for our residents.
  • Our retirement communities—The Anchorage, Maygrove, Moorings Village, and Country Club Huapai—are intentionally larger than typical developments on the market. We plan creating spacious, integrated communities as priority over profit. This approach ensures our retirees enjoy a high quality of life, with room for social and community engagement, which is essential for well-being.
  • We work closely with local communities, iwi and other stakeholders to respect cultural interests and observe kaitiakitanga.

OUR Vision

Legacy & Longevity

Our vision has always been to build communities that Kiwis aspire to live in, and we take a long-term view to deliver integrated developments with high amenity and lifestyle value, with an excellent track record of resident retention. We are focused on sound design that enhances the natural environment, which is particularly important amidst the climate and social change we see today. Hopper Developments is proud to have lifelong customers, and repeat residency from our lifestyle communities to our retirement villages is the highest testament to our ability to deliver sustainable quality within our built environment.
